Step 1: Explore Our Available Lots & Mobile Homes
Start by viewing the available lots and mobile homes in our community to find the best fit for your needs. Each home and lot may have different features, requirements, and pet guidelines, so be sure to review the details carefully.Our pet policy and community guidelines may vary depending on the specific home or lot, and some may include restrictions or additional requirements. Checking these details upfront will help ensure a smooth and successful application process.
Step 2: Review Our Pet Policy & Community Guidelines
Pets are welcome within our community; however, they are subject to the following guidelines and restrictions:Small pets only — maximum weight of 30 pounds.Maximum of two (2) pets per home/unit.Certain breeds and breed mixes are strictly prohibited, including any dog that has one of the banned breeds in its lineage.Wild, exotic, or farm animals are not permitted. This includes but is not limited to snakes (pythons, boas), monkeys, apes, chickens, pigs, goats, sheep, cows, mules, and similar animals.Proof of current vaccinations (including rabies) is required.Pets must comply with all local city, county, and state ordinances.
Management reserves the right to deny or revoke pet approval if a pet poses a safety risk or violates community standards.
Step 3: Review Our Manufactured Home Buyer & Residency Screening Criteria
To maintain a safe, stable, and well-kept community at 210 S Grace Street, Afton, IA 50830, all prospective buyers who wish to purchase a manufactured home and reside in our park must complete our screening process.Our community is privately owned and operated. All applications are processed in compliance with Federal Fair Housing Laws and Iowa Code Chapter 562B.Our Screening ProcessAll occupants 18 years of age or older must submit a completed application.A valid government-issued photo ID is required.Application processing fee (if applicable) must be paid at the time of submission.Submission of an application does not guarantee approval.Incomplete or inaccurate applications may result in automatic denial.Management reserves the right to approve or deny any application based on the criteria below.
Income & Financial QualificationApplicants must demonstrate verifiable, stable income sufficient to cover:Manufactured home purchase obligationsMonthly lot rentUtilitiesRoutine home maintenance
Income verification may include:Recent pay stubsBank statementsTax returnsBenefit award letters
Self-employed applicants may be required to provide additional documentation.Credit ReviewA credit report may be reviewed as part of the screening process. Factors considered may include:History of timely paymentsOutstanding collections or judgmentsPrior housing-related debt
Poor credit does not automatically result in denial but may require additional review or conditions.Rental & Housing HistoryApplicants must provide previous housing references, if applicable.A history of the following may result in denial:Repeated late paymentsLease violationsPrior evictions
Background ScreeningA criminal background check will be conducted as part of the approval process.Occupancy GuidelinesOccupancy must comply with local and state regulations and be appropriate for the size of the manufactured home.All residents must be listed on the application and approved prior to occupancy.

Step 4: Submit Your Application for Residency
